Colin (his name changed to protect his identity) was in his mid-fifties. He had worked in a management position at the same firm all his life and had finally built up enough savings to buy the luxury Villa in Spain he had always dreamed of.
So, he did what everybody else does:
He watched TV programs where presenters helped buyers find property overseas, and the ones where they followed the hectic and often comical lives of people who had relocated.
He joined some Facebook groups for foreign residents and attended exhibitions and conferences where real estate agents pitched their opportunities.
Never did he once think of hiring someone to help him through the process. Had he read my book, he would have learned on page 6 why real estate agents and lawyers do not protect you and why it is essential to hire a professional Property consultant whose remit is to represent the property buyer. Although buying a property is one of the most expensive purchases anyone will ever make, he approached the process as if he were buying a new pair of shoes. He found a charming estate agent who promised him that he was his priority, but in reality, the real estate agent's only interest was in getting him to make a reservation and securing the property. "Had he read page 10 of my book, he would have learned how to vet a real estate agent in Spain" to make sure that they are working in his best interests and what to do if they are not. He found a solicitor to assist him with the legal aspects of the process, and they began advising him on matters of law. However, they paid no attention to the actual structure of the deal he was making and provided no guidance on what he should do or how to secure himself and his money. Had he read my book, he would have seen on page 25 how to choose and engage a law firm. To ensure the best results". Next, he sought a mortgage broker to secure the balance of funds he needed to buy the property. This broker reviewed his financials and spoke with the bank, which provided a decision in principle, giving him false confidence that his mortgage would be approved. On page 37 of my book, I explain what these stages of mortgage finance mean and when to know if you are really accepted. Between this misleading mortgage scenario and the ever-pushy real estate agent, Colin ended up paying a €54,000 deposit on the property (almost all of the cash he had available to buy), only to be told by his broker that his mortgage had been refused. Had he read my book, he would have seen on page 36 that I explain the correct process to make payments for a property in line with the mortgage process and how this can protect you from losing your money. Unfortunately, without the help of the information in the book, the seller, backed by the agent, enacted the clause that allowed them to cancel the reservation and retain his deposit. Colin lost his €54,000 deposit.

The Mortgage broker took absolutely no responsibility for his loss, and the solicitors said nothing other than to remind him to pay the outstanding fees due to them for the property he could no longer buy. Had he read my book, this would not have happened. I met Colin after he had been through this traumatic episode. Having lost most of his money, emotionally bruised but undeterred, Colin googled Spanish bank repossessions in the hope that with the limited money he still had available, he could find a bank repossession property that would still be within his price range and found my company. Hi, I’m Felix Joseph.
I have worked in the property industry for over 23 years. I built my first property portfolio in the UK, which allowed me to retire to Spain in the early 2000s I bought my first Spanish property in 2006, and I wish I knew then what I know now.
Like many of you, I went on several Property Inspection Tours with unscrupulous real estate agents who tried to shoehorn me into buying properties that paid them a higher commission than properties that met my requirements.
Luckily, I had already built a multi-million-pound property portfolio in the UK, so I was ahead of their tricks.
Then I was introduced to a lawyer (by the developer). I later found out that she wasn't a real lawyer at all; she was a Gestor. As a result, I had to dismiss her and find a reputable actual lawyer. Even with an actual Spanish lawyer, I still had issues, and their incompetence contributed to us buying a property that eventually lacked the facilities we were promised.
I got my finance from a mortgage broker who was introduced to me by a friend. They arranged the mortgage— a product that, again, paid them the highest commission instead of offering me the best terms. This caused me numerous problems going forward in my property ownership.
Plus, I had the seller's agent trying to get me to provide ‘money off the books’, which I was told was perfectly normal in Spain but is actually illegal and could have led to many future problems, including imprisonment.
And believe it or not, my purchase went relatively well.
Since then, I've moved to Spain and spent 19 years working as a real estate agent, Spanish Mortgage broker, and Spanish Property consultant, helping overseas buyers purchase their dream homes.
As a property investor myself and a consultant to others, I've helped countless buyers from around the world successfully navigate the complexity of buying a property in Spain, helping them to avoid the mistakes and pitfalls that I fell into or worse.
I have in-depth knowledge of the Spanish Property market and have worked with some of the best lawyers and mortgage brokers in Andalucia, allowing me to guide people through every step of the process safely and securely.
I originally wrote ‘How to Buy a Property in Spain,’ because while working as a Spanish bank repossession specialist in the early 2010s, I became increasingly heartbroken at how many people came to me looking for bank possessions because they'd lost all their money trying to buy a Spanish property the traditional way. In the process of trying to buy a normal Spanish property, they'd fallen foul of con men, scams, and the incompetence of the people they were paying to protect them, losing all their money in the process.
My experience helping people revive their Spanish property dreams was the reason I wrote the original 'How to Buy a Property in Spain,' and my continued commitment to this mission is why I have now updated the book.
